Spericle’s 10 step plan to successfully rent your residential property couldn’t be easier:

Step 1: Accurate valuation

Step 2: Maximum exposure
When you instruct Spericle to let your property you will automatically benefit from our comprehensive marketing package. Details of your property will be featured on our website and the UK’s leading property portals including Rightmove.co.uk. Details will also be sent to our database of tenants looking for property to rent.

Step 3: Safety regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We can advise you on this and arrange the necessary inspections.

Step 4: A suitable tenant
Our comprehensive Tenant Finding Service will ensure that we can find a suitable tenant for your property. Once a suitable tenant has been found, we will apply for references on your behalf. If the tenant proves to be acceptable, we then proceed to the next stage.

Step 5: Viewings
To maximise viewing opportunities, we are open during evenings and weekends and will arrange a viewing to suit both landlord and potential tenant. Our phone lines are open 8am to 8pm 7 days a week, while our offices are open 9am to 6pm Monday to Friday and 9am to 5pm Saturdays - viewings can also be accommodated on a Sunday and bank holidays, by prior arrangement.

Step 6: Rental paperwork
To achieve a smooth running tenancy it is essential to have a professional rental agreement in place. We will draw up the relevant paperwork based on years of experience, ensuring all the necessary documents are signed by both parties.

Step 7: Inventory
An inventory of the contents and condition of the property is produced prior to commencement of the tenancy. Copies will be supplied to both landlord and tenant.

Step 8: Landlord and Tenant care
After finding you a siutable tenant, we take care of both you and them throughout the tenancy. This includes everything from arranging finance and insurance (link to Finance and Insurance page) ; collecting and holding the initial deposit; collecting the rent and handling all administration. Our experienced staff are also on hand to assist with more complex issues and provides a 24-hour emergency helpline.

Step 9: Property Management
